Sharjah Industrial Expansion — Sajaa, Hamriyah, SAIF Zone Equipment Brief
Sharjah's industrial corridor — Sajaa, Hamriyah Free Zone, SAIF Zone, Industrial Area 11/12 — is the most equipment-dense square kilometre per square kilometre of any UAE construction market. Factories, warehouses, logistics hubs, low-rise commercial. The build typology is industrial-tilt-up rather than high-rise, and the equipment fleet brief reflects that.
The corridor in one paragraph
Sharjah Industrial Area sits east of the city, across the road from the Sharjah airport and Sajaa Industrial Area. Hamriyah Free Zone sits north, on the coast. SAIF Zone is the airport's free zone. Together they form the industrial heart of the Northern Emirates, with Sajaa specifically being one of the densest concentrations of construction-equipment dealers in the GCC. We're based in Sajaa.
The build typology — industrial tilt-up
Most factories and warehouses in this corridor are tilt-up concrete or steel portal frame structures. Roof spans are 25–50m clear. Eaves are 8–14m. The construction sequence is fast: foundation, slab, steel/concrete erection in 12–20 weeks for a typical 50,000 sqm warehouse.
The crane brief is therefore very specific: 50T to 100T mobile cranes for steel-portal-frame erection, JCB 540-170 telehandlers for cladding, MEP and racking installation. No tower cranes (the buildings aren't tall enough). Almost no excavators except for ground works.
Equipment fleet for a typical 50,000 sqm warehouse build
| Phase | Equipment | Count | Duration |
|---|---|---|---|
| Earthworks & foundations | 22T excavator | 2 | 4 weeks |
| Earthworks & foundations | 20m³ dump truck | 4–6 | 4 weeks |
| Slab & ground floor | 25T truck crane | 1 | 2 weeks |
| Steel/concrete erection | 50T or 100T mobile crane | 1–2 | 6–10 weeks |
| Cladding & envelope | JCB 540-170 telehandler | 2–3 | 6–8 weeks |
| MEP rough-in | JCB 535-140 / 540-170 | 2–4 | 4–6 weeks |
| Racking & fit-out | JCB 540-180 (long reach) | 1–2 | 3–6 weeks |
Hamriyah Free Zone — the coastal industrial
Hamriyah has a different build mix than Sajaa. Marine-adjacent oil & gas storage, petrochemical-related fabrication yards, heavy industrial workshops. The equipment fleet here goes heavier on:
- 100T+ mobile cranes for tank lifts and module work
- All-terrain SAC1600 / XCA160 class for the fabrication yards
- 30T+ excavators for marine-side civil work
SAIF Zone — airport-adjacent logistics
SAIF Zone construction is logistics warehouses for airfreight. Same brief as the rest of Sharjah Industrial, but tighter project timelines because of the air-cargo cycle. Equipment demand spikes 6–9 months before each new logistics-tenant goes live.
Compliance reality on Sharjah industrial
Sharjah industrial sites are the most relaxed equipment-cap environment in the UAE. Most projects don't enforce a formal age cap; the only requirement is current EIAC inspection on cranes. 2014–2016 cohort cranes are routinely accepted. 2010–2012 cohort cranes can work here when they can't work anywhere else in the country.
This makes Sharjah Industrial the natural home for the older cohort — QY50K, QY80K, STC500 first-gen, JCB 526-56 and 531-70 from 2010–2014.
Where we fit
For Sharjah industrial contractors, we are positioned for both segments: 2018–2020 cohort for the higher-spec project work, 2014–2016 cohort for the price-sensitive private warehousing market, and pre-2014 stock for the budget tier where age caps don't apply. Same yard, three pricing tiers depending on what the project actually needs.
